PURCHASES
When we represent you on the purchase of your home we:
- Review the real estate contract with you to ensure that it accurately reflects your wishes and that you understand your rights and obligations under the contract
- Review the mortgage commitment with you to ensure that you understand your rights and obligations under the commitment
- Obtain all necessary title transfer documents from the seller’s attorney
- Examine title to your new home and identify any issues and resolve the title issues
- Obtain required title insurance
- Coordinate a closing date with the seller’s attorney and the lender’s attorney
- Prepare a closing statement and advise you of the amount of money you will need to bring to closing
- Attend the closing with you and review all title documents and mortgage documents with you
- Arrange for the recording of all title papers
- Submit the final title policy for title insurance
- Provide you with a copy of all relevant closing documents, including the closing statement
SALES
When we represent you on the sale of your home we:
- Review the real estate contract with you to ensure that it accurately reflects your wishes and that you understand your rights and obligations under the contract
- Arrange for the redate of your abstract of title
- Arrange for the preparation of an instrument survey map
- Review your title to the property and resolve any issues that are identified
- Prepare the paperwork to transfer title to the purchasers of your home
- Arrange for you to sign the title transfer documents
- Coordinate with the purchaser’s attorney and their lender’s attorney for a closing date
- Prepare a preliminary closing statement identifying all the expenses involved in your transaction
- Attend the closing, collect all sale proceeds, payoff any outstanding mortgages and home equity lines of credit, the realtor’s bill, surveyor’s bill and other associated bills
- Provide you with an final closing statement detailing all monies collected and disbursed on your behalf
